BLOOM coordinated the refurbishment of 5 acres of garment factories from the 60s to be converted into a new social hub which would house cultural event spaces, cafés and offices for the city of Phnom Penh. The project being based on a 5-year lease, the investment had to be cost efficient and the construction duration was only 3 months.

BLOOM a coordonné la rénovation de 5 acres d'usines de confection des années 60 pour les transformer en un nouveau centre social qui abriterait des espaces d'événements culturels, des cafés et des bureaux pour la ville de Phnom Penh. Le projet étant basé sur un bail de 5 ans, l'investissement devait être rentable et la durée de construction n'était que de 3 mois.

The aim was to create a found industrial space that intentionally feels like a blank canvas which is capable of adapting to its user’s personal expression, creativity and networking. A quality which only a few designers and project have been able to achieve, such as the Palais de Tokyo by Lacaton Vassal and MASP by Lina Bo Bardi, to name a few.

L'objectif était de créer un espace industriel trouvé qui ressemble intentionnellement à une toile vierge capable de s'adapter à l'expression personnelle, à la créativité et au réseautage de son utilisateur. Une qualité que seuls quelques designers et projets ont pu atteindre, comme le Palais de Tokyo de Lacaton Vassal et le MASP de Lina Bo Bardi, pour n'en citer que quelques-uns.

The objective was to retain the look and feel of a shed that the structure inherently possessed. Superimposition of another design layer would have been an injustice to the potential of existing elements.

Hence, we decided to expose the existing hardwood structure and play with the aesthetic of the cement floor to express the spatial qualities of the main shed.

L'objectif était de conserver l'apparence d'un hangar que la structure possédait intrinsèquement. La superposition d'une autre couche de conception aurait été une injustice au potentiel des éléments existants.

Par conséquent, nous avons décidé d'exposer la structure de bois franc existante et de jouer avec l'esthétique du plancher de ciment pour exprimer les qualités spatiales du cabanon principal.

The material palette is based on neutral industrial materials such as concrete, cement blocks, cement tiles and corrugated steel sheets, crafted in a bespoke manner. Some furniture and windows are made locally in wood to complement the solid hardwood structures.

La palette de matériaux est basée sur des matériaux industriels neutres tels que le béton, les blocs de ciment, les carreaux de ciment et les tôles d'acier ondulées, fabriqués de manière sur mesure. Certains meubles et fenêtres sont fabriqués localement en bois pour compléter les structures en bois massif.

The entire project is based on the freedom one seeks for in a space which is capable of adapting to their needs. Repurposing an industrial space of that scale in Cambodia was a first of its kind.

Tout le projet est basé sur la liberté recherchée dans un espace capable de s'adapter à ses besoins. La réaffectation d'un espace industriel de cette envergure au Cambodge était une première du genre.

Therefore, BLOOM’s strategy was based on preservation of the existing structure while also providing a newer language to express them. What gathered would then be offered to creative new tenants.

The design was to cover just the operational needs and emphasize the DNA of the found space to turn it into a maker’s space. 

Par conséquent, la stratégie de BLOOM était basée sur la préservation de la structure existante tout en fournissant un nouveau langage pour les exprimer. Ce qui s'accumulerait serait alors offert à de nouveaux locataires créatifs.

La conception devait couvrir uniquement les besoins opérationnels et mettre l'accent sur l'ADN de l'espace trouvé pour le transformer en un espace de créateur.

To fit the modest budget, we redefined the purpose of industrial building spaces to know what to convert them into. For instance, the sewing hall was repurposed for coworking space, owing of its size. Since the existing roof allowed the space under it to be naturally lit and ventilated, it was used for housing the common areas. This left only a cluster of smaller office and quiet rooms in the café which would then have AC.

Pour s'adapter au budget modeste, nous avons redéfini la vocation des espaces des bâtiments industriels pour savoir en quoi les convertir. Par exemple, la salle de couture a été réaménagée en espace de coworking, en raison de sa taille. Comme le toit existant permettait à l'espace sous celui-ci d'être naturellement éclairé et ventilé, il a été utilisé pour abriter les parties communes. Cela ne laissait qu'un groupe de petits bureaux et de pièces calmes dans le café qui auraient alors la climatisation.

By creating adaptable yet inexpensive spaces, we allow for uses which would otherwise be difficult to be curated in a more standardized space. 

En créant des espaces adaptables mais peu coûteux, nous permettons des utilisations qui seraient autrement difficiles à organiser dans un espace plus standardisé.

Unlike BLOOM’s previous works, this was a hands-on project where we were largely required on site to work hand in hand with the local contractors in order to build something unique within a very tight timeframe.

Contrairement aux travaux précédents de BLOOM, il s'agissait d'un projet pratique où nous devions en grande partie travailler sur place main dans la main avec les entrepreneurs locaux afin de construire quelque chose d'unique dans un délai très court.

The project stands as an instance for the Cambodian youth to invent a creative new future within the old buildings.

We hope the project inspires its users to invent within its spaces an understanding of places with innovation while they enjoy the freedom and possibilities the very open setup of  The Factory offers to them.    

Le projet se présente comme un exemple pour la jeunesse cambodgienne d'inventer un nouvel avenir créatif dans les anciens bâtiments.

Nous espérons que le projet inspirera ses utilisateurs à inventer au sein de ses espaces une compréhension des lieux avec innovation tout en profitant de la liberté et des possibilités que leur offre la configuration très ouverte de The Factory.
